Comprehensive management of year-round rental of your property

2. Subject of the offer

The subject of this offer is comprehensive apartment/flat rental service.

The cooperation includes managing the rental without the need for the owner to be personally involved in serving tourists.

3. Scope of cooperation – intermediary

As part of our cooperation, we provide:

• pozyskiwanie i obsługę gości,
• zapewnienie wysokiego obłożenia w sezonie letnim,
• bieżącą obsługę wynajmu na miejscu,
• sprzątanie po pobytach gości,
• pokrycie kosztów operacyjnych w ramach prowizji, w tym:
- prąd,
- woda,
- sprzątanie,
- inne koszty eksploatacyjne,
• obecność polskiego rezydenta na miejscu przez cały sezon,
• zwiększenie atrakcyjności oferty dla turystów poprzez:
- organizację wycieczek fakultatywnych,
- transfery z lotniska w Burgas.

4. Remuneration and revenue sharing

• 40% of the rental income is the agent's fee,
• 60% of the rental income is received by the apartment owner ("cash on delivery"). The 40% agent commission includes the costs of:
• rental management,
• cleaning,
• utilities (electricity, water),
• other operating costs related to the rental operation.

5. Scope of the owner's responsibilities

• making the apartment/flat available for rent,
• handing over a set of keys to the agent,
• handing over the property in a technical condition enabling a safe and comfortable stay for guests,
• ensuring the proper functioning of the electrical and water installations and appliances in the apartment,
• furnishing the apartment with the basic items necessary for a vacation rental (furniture, household appliances, bedding, dishes – as agreed),
• covering the costs of repairs resulting from normal wear and tear or breakdowns beyond the control of the guests,
• paying fees beyond the rental fee, such as:

a) property tax,
b) administrative/community fees,
c) property insurance (if required).

6. Form of cooperation and contract

• Contract type: Short-term rental management agreement
• Contract duration: indefinite term
• Termination terms: Either party has the right to terminate the contract with 30 days' notice, provided that the notice is submitted no later than May 1st.

7. Benefits for the owner

• No need to personally attend to guests,
• Stable seasonal income,
• Operating costs are assumed by an intermediary,
• Polish-speaking care on site,
• Increased attractiveness of the offer to tourists thanks to additional services,
• Settlement after the end of the season.

8. Final provisions

This offer is for informational purposes only and does not constitute a commercial offer within the meaning of the Civil Code. Detailed terms of cooperation will be specified in an individual agreement concluded between the parties.
